Job Summary: The Maintenance Supervisor is responsible for overseeing the maintenance operations of the residential property, ensuring the highest standards of quality and efficiency. This role involves supervising a team of maintenance technicians, coordinating repair and preventive maintenance activities, and ensuring compliance with all safety regulations and company policies. The Maintenance Supervisor plays a critical role in maintaining the property's physical integrity and enhancing resident satisfaction by promptly addressing maintenance issues and ensuring the community is well-maintained and aesthetically pleasing.
Job Responsibilities: Including but not limited to
- Supervise and train maintenance staff.
- Plan and coordinate a preventative maintenance schedule with the Business Manager and appropriate Sub-Contractors and Vendors.
- Responsible for monitoring the maintenance of all electrical, mechanical and plumbing equipment throughout the property, either by himself or maintenance contract and maintain records of areas serviced, keep maintenance logbooks on electrical and mechanical equipment.
- Complete regular community inspections and document issues in property inspection logbook.
- Responsible for ordering repair parts and negotiating contracts with suppliers.
- Performs essential maintenance duties including but not limited to, painting, electrical, plumbing, and appliance repairs when needed.
- Diagnose malfunctioning equipment such as light fixtures, motors, and transformers.
- Replace defective electrical mechanisms of equipment such as relays, switches, motors and position sensing devices.
- Replacing damaged or broken wires and cables.
- Performs daily grounds keeping, pressure cleaning and cleaning and organizing apartment units when needed.
Job Requirements & Qualifications:
- High School Graduate or equivalent.
- 3-5 years’ experience in maintenance.
- 1 year experience supervising a team of maintenance technicians.
- HVAC/EPA certification is required.
- Must be available to perform on-call emergency services when needed.
- Working knowledge of HVAC systems, electricity, and plumbing while administering good construction safety practices with all on-site activities.
- Ability to remain focused, efficient and effective in managing multiple priorities.
- Must have good communication skills, oral and written.
- Must be proficient with personal computers.
- Must have valid driver’s license and dependable transportation.
- Ability to work in fast paced environment and maintain effective working relationships with co-workers and management team.
- Must be able to lift a minimum of 75 lbs. and work 8-12 hour standing shift.
