Dwight Mortgage Trust Healthcare Sizing Analyst Overview

Dwight is one of the largest multifamily and healthcare lenders in the United States with a cumulative servicing portfolio in excess of $13 Billion. Our range of services includes FHA/HUD, Bridge, Asset Based Lending, Mezzanine Financing and Preferred Equity for lease-up, stabilized, and value-add properties along with ground up new-construction.

The Sizing Analysts primary role is evaluating these opportunities in an efficient and timely manner and communicating these findings to the healthcare team and Dwight Mortgage Trusts senior executive team. This work is critical to Dwights ability to provide clients with timely feedback on opportunities and issue terms for new lending opportunities. The role provides strong interaction with team members; career growth opportunities, and ability to develop strong oral and written communication skills.

Role & Responsibilities

  • Analyze asset-level historical and projected financial statements, rate cards, clinical healthcare survey performance, and census or occupancy information, to make informed assumptions on historical and future property performance.
  • Conduct preliminary due diligence such as market research and comparable sales analysis.
  • Gather comprehensive information about the sponsor and internal operations to create a detailed narrative.
  • Facilitate communication between originators, the underwriting team, and clients by providing analysis with respect to property valuation, loan constraints, and potential opportunities and risks.
  • Create detailed financial models to support the teams decision-making process for sizing and structuring loans.
  • Communicate all findings during weekly Credit Committee meetings, including sharing models and key assumptions, guiding discussions, and answering committee questions to determine if the loan should be signed up.
  • Develop term sheets for the originator to present to sponsors, based on key takeaways from the Credit Committee discussions.
  • Collaborate with Asset Managers to update monthly financials in our database for both investor requests and internal tracking purposes.

Required Experience & Skill Sets

  • Bachelors degree in Real Estate, Finance, Economics, Accounting or other related fields.
  • 1-3 years of relevant experience.
  • Critical thinking, along with strong writing and overall communication skills.
  • Proficiency in Microsoft Excel.
  • Strong organizational, communication and task-management skills
  • Detail oriented
  • High integrity, entrepreneurial drive, and intellectual curiosity.
  • Excellent analytical and problem-solving skills
  • Ability to present findings and recommendations clearly to senior management
