The Befeler Group, a Miami-based real estate investment firm specializing in the acquisition and management of multifamily, office, and hotel properties across Florida, is seeking a full-time Operations Manager.

RESPONSIBILITIES

Operational Leadership

  • Oversee property managers across a 500+ unit portfolio to ensure efficient leasing, rent collections, tenant relations, and overall property operations.
  • Lead training initiatives for operations staff, ensuring timely completion of required coursework while fostering a high-performance team culture.
  • Develop, improve, and implement standard operating procedures (SOPs) to enhance operational efficiency.
  • Conduct performance evaluations, provide constructive feedback, and offer guidance to team members.
  • Identify and mitigate internal and external risks while training the operations team to proactively detect and resolve potential issues.
  • Analyze property financials to recommend operational efficiencies and collaborate on annual budget preparations.
  • Compile, review, and distribute critical operational and financial reports.

Leasing Strategy & Rent Optimization

  • Guide leasing activities, including vacancy advertisement strategies to attract qualified tenants and fill vacancies quickly.
  • Conduct rent pricing analysis and market research to determine optimal rental amounts for each property/unit.
  • Lead rent increase strategies, meeting with property managers monthly to analyze and implement competitive rental rates.
  • Recommend unit improvements (e.g., renovations, upgrades) to accelerate leasing velocity and/or achieve higher rental rates.
  • Monitor guest card responsiveness, follow-up processes, and leasing staff performance to maximize occupancy.

Quality Control: Maintenance & Turnovers

  • Oversee unit turnovers to ensure they are completed on time, within budget, and meet company quality standards.
  • Conduct spot inspections of vacant units post-turnover to confirm readiness for leasing.
  • Review maintenance work orders to ensure completion and quality of work.
  • Coordinate with property managers and maintenance engineers and timely resolution of maintenance requests. Identify recurring issues, deficiencies and propose long-term solutions.
  • Resolve escalated tenant grievances.

Process & Compliance Oversight

  • Direct and coordinate all fire & life safety inspections and deficiencies.
  • Ensure compliance with city and state code requirements. Establish working relationships with inspectors. Remediate violations and permits, and annual smoke alarm and elevator tests.
  • Coordinate and monitor all recurring fire & life safety, mechanical and elevator inspections.
  • Liaise with insurance inspectors and execute recommendations or mandated risk remediation projects.
  • Monitor and implement processes for insurance matters, including renewals and coordination with inspectors.
  • Establish and maintain schedules for routine inspections and property exterior walkthroughs to identify and resolve risks, damage or aesthetic deficiencies.

Special Projects & Initiatives

  • Lead operational initiatives such as property and unit renovations, 40-year recertifications.
  • Liaise with and supervise external vendors. Ensure vendors comply with company policies and requirements.
  • Serve as the point person for ad hoc tasks related to process development and project execution.
  • Lead and execute special projects, as necessary.

KNOWLEDGE, SKILLS & EXPERIENCE

  • Bachelors degree in business, real estate, or related field,
  • 5+ years of experience in property management, operations management, or regional management within multifamily real estate.
  • Proven leadership experience overseeing property teams and driving operational success.
  • Strong working knowledge of leasing strategies, rent pricing analysis, compliance, and tenant management.
  • Experience with maintenance oversight, turnovers, and quality control standards.
  • Exceptional problem-solving skills, process development experience, and attention to detail.
  • Bilingual proficiency in English and Spanish necessary to lead and support a diverse team and tenant base.
  • Strong proficiency in Microsoft Office and Property Management Systems. Affinity for technology and automation (experience using AppFolio a plus).
  • Ability to multi-task, work under pressure, meet deadlines and thrive in a fast-paced work environment.
  • Capacity to handle sensitive information with confidentiality and integrity, upholding the companys standards for privacy and discretion.

COMPENSATION & BENEFITS

Base Salary: $80,000 - $85,000/yr, plus bonus.

Bonus: Quarterly profit-sharing bonus & discretionary year-end bonus.

This is a full-time, office and field-based position. Local travel, property and field visits within Miami-Dade County are necessary.
